Booking / Rental Conditions
All rentals are subject to the following booking / rental conditions.
- A booking
deposit of £150 / $250 (up to
10 nights) or £300 / $500 (11 nights +) is required
at the
time of booking.
- The
balance plus £180 / $300 refundable
security deposit must be paid 8 weeks prior to the date of arrival.
We reserve the right to cancel your booking if the balance is
not
paid
when due.
Period
of Rental
The rental period commences 4pm local time on the day of arrival.
The villa must be vacated by 10am on the day of departure.
These
standard times can be varied by arrangement, if there are no back to
back
bookings.
Refundable
Security Deposit
A security deposit of £180 / $300 is payable per booking. The
deposit will be returned within 5 weeks of your departure,
after
we have received confirmation that the villa has been left in a
satisfactory condition and the keys have been returned. Notwithstanding
the amount of the security deposit, you will be liable for any
malicious or avoidable damage occurring during your stay.
Liability
All
brochure, web site or other home/villa
descriptions are made in good faith and every care is taken to ensure
their accuracy, but no liability will be accepted in the event of any
error.
Although every effort is made to ensure that the villa is in perfect
order for your holiday, we cannot accept liability for any third party
claim, accident damage or loss to you, your property or for any medical
expenses however incurred. The owner or the owner's agents do not
accept liability for injury caused as a result of use of the swimming
pool.
No smoking. No pets.
Pool
area and children
Children must be supervised at all times by a responsible adult when
using the pool. There are pool alarms on the patio doors and it is a
federal offence to tamper with them.
Force
Majeure
As with any other vacation/holiday, there may be circumstances
completely beyond our control and contemplation, in which the property
might not be available for your use. Such circumstances are referred to
as Force Majeure. Compensation will not be payable if we are obliged by
force majeure to change or cancel your vacation/holiday. In these
booking conditions, force majeure is, but not limited to, war, threat
of war, riot, civil strife, industrial dispute, terrorist activity,
natural or nuclear disaster, fire, flood, adverse weather conditions,
airport or travel closures or any other circumstances beyond our
control. Please note that we cannot be held liable for loss of main
services such as electricity or water supplies, nor any actions taken
in the vicinity of your accommodation by any authority over whom we
have no control. Similarly, you should be aware that there may be
occasions when an advertised facility is either modified or not
available. Such situations may be dictated by local circumstances,
necessity for maintenance (e.g. swimming pools), unsuitable weather
conditions and other circumstances beyond our control. If we are
advised of this, we will strive to inform you in advance, but cannot be
held liable in such circumstances and will do our best to make
alternative arrangements for you where possible. The owners and/or the
management company do not accept any responsibility or liability for
any failure of services in the home regardless of how it may have
occurred. It is the responsibility of the renter to inform the
management company immediately of any problem or shortfall so that it
can be corrected, and the management company will use reasonable effort
to rectify the problem.
YOU ARE ADVISED TO TAKE OUT YOUR OWN HOLIDAY INSURANCE to include
medical and cancellation cover.
Cancellation
In the
unlikely event of any cancellation by
us, the owners, we will refund you any monies paid as soon as
reasonably practicable.
In the event that you cancel your booking for any reason the following
cancellation charges will apply:-

Keys
On
receipt of full payment, you will receive
directions to our villa and the lock box code. On arrival at Lake
Berkley, show your ID and registration form to the security
guard
who will give you a visitors pass.
Your signed or electronic return of the registration form indicates you
accept these terms and conditions on behalf of all persons named on the
registration form, including any substituted or added at a later date.
